There are two different waterway systems in Cape Coral. Waterfront homes in Southwest Florida can feature Gulf Access, Sailboat Access or Freshwater. The inland canals offer Gulf Access or they can be Freshwater, offering a different experience of the natural surroundings.

Cape Coral Waterfront, Gulf Access, Sailboat Access sites are typically enjoyed by the avid boater. Cape Coral Waterfront, Gulf Access, Sailboat Access canals lead to the Caloosahatchee River, the Intercoastals, and the Gulf of Mexico. The beaches of Fort Myers, Sanibel and Captiva are just a short trip by boat or car.

Properties with Direct Access is defined as having no bridges, and give large power crafts access to the River and the Gulf of Mexico. Sailboat access is also direct access but without any height limitations. Limited access saltwater home sites are also desirable to the smaller boater who must pass under one or more bridges to gain access to the Gulf. Direct Access or Sailboat Access sites are located in the southeast and southwest areas along the riverfront. Affordable waterfront homes built in the 1970s and 1980s are still available and intermixed with newer luxury homes.

This laid-back Cape Coral Waterfront lifestyle appeals to the freshwater fisherman for the excellent bass fishing, and to the naturalist who enjoys exotic wildlife sightings. Freshwater home sites are linked to an internal waterway of canals and lakes. Pontoon boats, canoes and kayaks are the prevalent watercraft in these canals. From these homes, it’s not unusual to catch daily glimpses of bald eagles, egrets, herons, turtles and more!
